What you will need

Use the papers in this order.

  1. Before you start, collect these papers.

    Have ready:

    • ID proof and address proof of everyone who will sign
    • The seller's title papers, the plot number and the sector or locality

  2. Make the agreement to sell the plot, with the price, the advance and the date for the sale deed, and have both sides and two witnesses sign it.

  3. Make the sale deed, sign it on the stamp paper and have it registered before the sub-registrar with two witnesses.

  4. Have the seller swear a non-encumbrance affidavit that the plot is free of any loan, mortgage, dispute or other claim.

  5. When the seller hands over the plot, sign the possession letter (kabza patra).

  6. After the registration, apply for mutation (intkal / dakhil kharij) so that the record shows you as the owner.
