What you will need
Use the papers in this order.
Before you start, collect these papers.
Have ready:
- The existing lease deed with the tenant and the latest rent record
- The seller’s title papers and the latest property tax receipts
- ID proof, PAN and bank details of each co-owner
The seller makes the information memorandum describing the property, the tenant and the sale terms, to show to investors.

Each investor makes the due-diligence checklist and ticks off every paper and fact before paying.

Make the lease summary sheet, a one-page statement of the tenant’s lease terms for the investors.

When the co-owners agree to buy together, make the co-ownership agreement, sign it and have two witnesses sign.

Once the purchase is complete, make the rent-split instruction letter telling the tenant how to pay each co-owner’s share, and give it to the tenant.
