What you will need
Use the papers in this order.
Before you start, the seller and the buyer collect these papers.
Have ready:
- The seller’s title papers for the plot and the floor, and the sanctioned plan
- ID proof and PAN of the seller and the buyer
- The price, the advance and how the balance will be paid
When the buyer first pays a token amount, make the token advance receipt and have the seller sign it.

Make the agreement to sell the builder floor, sign it and have two witnesses sign.

Each time the buyer pays a further instalment, make a part-payment receipt for it.

On completion, make the sale deed for the builder floor and sign it before the sub-registrar as the deed itself directs.

When the seller hands over the floor, make the possession letter and have both sign it.
