Before you start, collect these papers.
Have ready:
- The landlord’s ownership paper and the plot or building details
- The tenant’s specifications for the building, the rent and the agreed timeline
Make the built-to-suit lease agreement, which records what the landlord will build, the rent and the term, and have both sides sign it.

If the tenant will carry out interior works, sign the fit-out agreement, which also records the landlord’s consent to the works.

Sign the tenant improvement cost-sharing agreement, which records who pays how much for the improvements.

When the building is ready, sign the handover and possession memo with a snag list of anything left to fix.
