Commercial Handover and Possession Memo with Snag List

Answer what you can. The draft beside these boxes is rewritten as you go, so you can see exactly what each answer does to the document.

What you type stays in this browser. Moving to a new step asks this site to draw it, but nothing is kept anywhere until you choose to keep a copy — and closing this tab loses it.

Your answers

Nothing answered yet. There are 3 questions on this form.

Still to answer

3 answers are still to come.

Nothing is amiss in what you have written. The document is simply not finished, and the draft marks each gap where an answer will go.

  1. Where and when
  2. Landlord, Tenant and the Premises
  3. Possession, condition and meters
  4. Snag list and rectification

Step 1 of 4

Where and when

For example: S.A.S. Nagar (Mohali)

Where the Premises areNeeded
More details — you may leave these

A calendar date — the day, the month and the year. Dates in a document like this are read against one another, so a date typed here can change what another date is allowed to be.

For example: 18 September 2026

Clearing empties every box on this form, and there is no way back to what was in them.

Document language

This is the document as far as you have reached, not the whole of it yet — the rest appears as you answer more questions. It is rewritten every time you change an answer.

A long blank line — __________ — stands wherever an answer has not been given. It is left that visible on purpose, so an unfinished document cannot be mistaken for a finished one.

No answer has been given, so every place a detail belongs is standing blank. The shape of the document is worth reading even now.

COMMERCIAL HANDOVER AND POSSESSION MEMO WITH SNAG LIST

Executed at __________ on __________.

Parties

Background

B. The Parties have jointly inspected the Premises on the date of handover and record in this Memo the fact of handover, the condition of the Premises, the meters, keys and access devices handed over, and the snag list agreed between them.

1. The Premises

2. Handover

2.3 This clause and clause 3 below are a contemporaneous record of what both Parties saw and agreed at the joint inspection referred to in Background B, signed on the day of handover.

3. Condition, meters, keys and access

4. Snag list and rectification

4.3 Nothing in this clause 4 affects a defect that was not visible on a reasonable inspection at handover and comes to light later; the Parties' rights about such a defect are governed by the Lease and not by this Memo.

5. General

5.1 This Memo records facts and promises about the physical handover of the Premises. It does not vary the Lease, and where this Memo and the Lease conflict on rent, term, use or any matter other than the condition and manner of handover recorded in clauses 2, 3 and 4, the Lease governs.

5.2 Signing this Memo is not a waiver by the Tenant of a right or a claim under the Lease that this Memo does not expressly settle, and is not an admission by the Landlord of anything beyond what clauses 2, 3 and 4 record.

5.3 This Memo is governed by the law in force in __________, and only the courts having jurisdiction at __________ may decide a dispute about it.

5.4 A notice under this Memo is given in writing, by hand or by email, to the address or email given for the other Party above.

Reading costs nothing. Keeping a copy needs an account.

The opening of the draft is on this page as you answer it. Once every answer is in, the button below opens the whole draft, watermarked — still without an account. Printing it, or keeping a clean copy, is where an account is asked for. That is the whole arrangement.

A kept copy has to belong to somebody, and that is the reason for the account. There is nothing further to it.
