What you will need

Use the papers in this order.

  1. Before you start, collect these papers.

    Have ready:

    • ID proof and address proof of everyone who will sign
    • The seller's ownership papers, with the khasra number, the area and the village

  2. Make the agreement to sell the agricultural land, with the price, the advance and the date for the sale deed, and have both sides and two witnesses sign it.

  3. Make the sale deed, sign it on the stamp paper and have it registered before the sub-registrar with two witnesses.

  4. Get a certified copy of the Fard / Jamabandi, to check who the record shows as the owner and whether anything is noted against the land.

  5. Ask for a copy of the Khasra Girdawari, to see who is actually in possession and what is grown on the land.

  6. If the boundaries are in doubt, apply for the land to be demarcated (nishandehi) before you pay the balance.

  7. After the registration, apply for mutation (intkal) so that the revenue record shows you as the owner.
