What you will need

Use the papers in this order.

  1. Before you start, collect these papers.

    Have ready:

    • ID proof and address proof of everyone who will sign
    • The seller's title papers, the shop or SCO number and the PAN of both sides

  2. Make the agreement to sell the shop or SCO, with the price, the advance and the date for the sale deed, and have both sides and two witnesses sign it.

  3. Make the sale deed, sign it on the stamp paper and have it registered before the sub-registrar with two witnesses.

  4. When the seller hands over the shop, sign the possession and handover memo, noting the keys, meter readings and fittings.

  5. If the price is over the limit in Section 194-IA, the buyer deducts TDS and sends the intimation. Fill it in with the details of the payment.
