Document language

This is the document as far as you have reached, not the whole of it yet — the rest appears as you answer more questions. It is rewritten every time you change an answer.

A long blank line — __________ — stands wherever an answer has not been given. It is left that visible on purpose, so an unfinished document cannot be mistaken for a finished one.

No answer has been given, so every place a detail belongs is standing blank. The shape of the document is worth reading even now.

APPLICATION FOR EXECUTION OF THE CONVEYANCE DEED AND FOR ISSUE OF THE NO DUE CERTIFICATE

(Filed under section 43 of the Punjab Regional and Town Planning and Development Act, 1995, and under the Punjab Right to Service Act, 2011)

To
The Estate Officer
__________
__________

Respected Sir / Madam,

  1. 1. THE APPLICANT

I, __________, __________ __________, resident of __________, am the person in whose favour the property more particularly described in the Schedule at the foot of this application (hereinafter "the said property") stands in the records of __________, and I am entitled to have the conveyance deed of the said property executed in my favour. I may be contacted on __________.

  1. 2. THE ALLOTMENT, AND HOW I COME TO HOLD THE SAID PROPERTY
  1. 3. PAYMENT OF THE ENTIRE CONSIDERATION MONEY AND OF ALL OTHER DUES

3.3 As on the date of this application no instalment, interest, ground rent, extension fee, penalty, service charge or other sum whatsoever demanded by the Authority remains outstanding against me in respect of the said property. The entire consideration money having been paid, the condition in section 43(6) of the Punjab Regional and Town Planning and Development Act, 1995 — under which the said property continues to belong to the Authority until the entire consideration money together with interest and other dues has been paid — stands satisfied, and I am entitled to have the conveyance deed executed in my favour.

  1. 4. POSSESSION AND CONSTRUCTION
  1. 5. ENCUMBRANCES AND PENDING PROCEEDINGS
  1. 6. SIGNATURE AND AUTHORITY
  1. 7. RELIEF PRAYED FOR

It is therefore respectfully prayed that the Estate Officer may be pleased —

  1. 8. TIME LIMITS UNDER THE PUNJAB RIGHT TO SERVICE ACT, 2011

The services applied for are notified services under the Punjab Right to Service Act, 2011, the designated officer is the Estate Officer, and the notified period runs from the receipt of a complete application. The Right to Service chart printed on GLADA's own estate forms allows seven working days for a no-dues certificate and fifteen working days for a conveyance deed, and GMADA's Right to Service form allows fifteen working days for a conveyance deed. Where the Authority to which this application is addressed has notified a different period for either service, I request that the period notified by that Authority be applied to this application. I request that the diary number and the date of receipt be endorsed on my copy at the counter, and I record that in the event of delay an appeal lies to the Additional Chief Administrator of the Authority.

  1. 9. FEES, DEED COPIES AND ATTENDANCE
  1. 10. UNDERTAKING AS TO FINAL OR ADDITIONAL PRICE AND ENHANCEMENT

I undertake to pay to the Authority the final or additional price of the said property, including any sum on account of enhancement of the compensation payable for the land comprised in the scheme, as may be determined and demanded by the Estate Officer from time to time, together with interest, and to pay the same within the period specified in the demand notice, notwithstanding that the conveyance deed may by then have been executed and registered in my favour. I accept that on my failure to pay any such sum, the Estate Officer shall be at liberty to proceed against me and against the said property under the Punjab Regional and Town Planning and Development Act, 1995, including by resumption of the said property together with any structure standing on it. An affidavit to this effect, sworn on non-judicial stamp paper, is annexed to this application at Annexure A and forms part of it.

ANNEXURE A

AFFIDAVIT OF THE APPLICANT

(To be sworn by the applicant and printed on non-judicial stamp paper of the denomination required by the Estate Office at which this application is filed. GLADA's prescribed conveyance-deed affidavit is printed for execution on non-judicial stamp paper of Rs 25, and GMADA's estate application forms carry the same Rs 25 non-judicial panel against the affidavits attached to them, both forms undated and read on 6 September 2026 — so buy Rs 25 unless the counter hands you a form specifying another denomination. Affidavits are chargeable under Article 4 of Schedule I-A of the Indian Stamp Act, 1899 as applied in Punjab. Buy the paper from a licensed stamp vendor in the deponent's own name; Punjab e-stamp certificates are issued for amounts above Rs 49,999, so a denomination of this size is conventional stamp paper. Swear it before an Oath Commissioner appointed by the Punjab and Haryana High Court or before a Notary appointed under the Notaries Act, 1952. Where the said property stands in joint names, every holder swears a separate affidavit on his or her own paper, and the second is printed at Annexure A-1 below.)

  1. 4. That I have applied to the Estate Officer, by the application to which this affidavit is annexed, for the reliefs set out in clause 7 of that application.
  1. 5. That I undertake to pay the final price or additional price of the said property, including any amount on account of enhancement of the compensation payable for the land comprised in the scheme, and any other sum in respect of the said property, as may be determined and demanded by the Estate Officer from time to time, together with interest, even after the execution and registration of the conveyance deed in my favour, and within the period specified in the demand notice.
  1. 6. That I accept and agree that if I fail to pay any such amount as and when demanded, the Estate Officer shall be entitled to resume the said property along with any structure raised on it, and to take such other action as is provided by the Punjab Regional and Town Planning and Development Act, 1995 and the rules and regulations made under it, and that I shall have no objection to such action.
  1. 7. That the said property is free from all encumbrances, charges, liens and litigation, save as expressly disclosed in the application to which this affidavit is annexed, and that I have not transferred or agreed to transfer the said property to any person without the previous permission of the Authority under section 43(7) of the said Act.
  1. 8. That I shall bear the entire cost of the stamp duty, registration fee, facilitation charges and pasting fee payable on the conveyance deed, and shall make good any deficiency in stamp duty that may be pointed out at any time.
  1. 9. That the contents of the said application and of this affidavit are true to my knowledge, that nothing material has been concealed, and that I am aware that relief granted on the basis of a false statement is liable to be withdrawn.

Reading costs nothing. Keeping a copy needs an account.

The opening of the draft is on this page as you answer it. Once every answer is in, the button below opens the whole draft, watermarked — still without an account. Printing it, or keeping a clean copy, is where an account is asked for. That is the whole arrangement.

A kept copy has to belong to somebody, and that is the reason for the account. There is nothing further to it.
