When you need it

Use this one for a short, generic inventory receipt when you don't need the fuller RBI delay-compensation and follow-up mechanics; use Acknowledgement of Return of Original Title Deeds instead for that fuller version. The lender returns your original title documents after closure; sign an inventory of exactly what came back.

RBI requires return within 30 days of full repayment — list every item, note damage/sealed-packet status, and record whether registry/Estate Office charge satisfaction is done. Not a money receipt, so no revenue stamp applies. Punjab and Chandigarh follow the same RBI rule, but local charge removal stays separate, through the Punjab authority or Chandigarh Estate Office. Don't let signing waive a claim for a missing document or unresolved charge.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

ACKNOWLEDGEMENT OF ORIGINAL DOCUMENTS RECEIVED

Receipt date: 1 April 2026

Lender: ABC Bank Ltd, Sector 17, Chandigarh. Loan: Home loan ending 1188. Releasing officer: X.

Borrower: Aarav Sharma, Sector 21, Panchkula. Property: Apartment 804, ABC Heights, SAS Nagar, Punjab; Apartment 804, Tower B; deed no. 2345.. Regime: Punjab freehold/revenue-record property.

ORIGINALS RECEIVED

Documents: Original sale deed no. 2345; allotment letter; sanctioned plan.. Count: 25,000. Condition: Documents received in complete and readable condition.. Charge status: Registry charge satisfaction completed.

LEGAL BASIS

Punjab: RBI's 13 September 2023 direction requires covered regulated entities to release original property documents within 30 days after full repayment or settlement. This acknowledgment proves what the lender physically returned; it does not itself remove a Punjab registry, revenue or development-authority charge. Any remaining local charge must be cleared in the authority that maintains it.

Chandigarh: The same RBI original-document rule applies. For a Chandigarh sector or estate property, the Estate Office file under the Capital of Punjab (Development and Regulation) Act, 1952 and Chandigarh Estate Rules, 2007 remains the local property record, separate from this handover acknowledgment. If the lender does not reply within 30 days, or its reply does not resolve the complaint, a complaint against a bank or a non-banking finance company covered by the Reserve Bank – Integrated Ombudsman Scheme, 2026 can be taken to the RBI Ombudsman within 90 days of that deadline or of the lender's last reply, whichever is later. Housing finance companies are outside that scheme: a complaint against one goes, after the company's own grievance redressal officer, to the National Housing Bank.

PERSONAL DATA NOTICE

This notice is given under the Digital Personal Data Protection Act, 2023.

The purpose of collecting personal data in this acknowledgement is to identify the closed loan and create an exact signed inventory of the original property documents returned by the lender.

The record will be held by Kagaznama and may be shared with the borrower, ABC Bank Ltd, the releasing officer and professionals handling any missing-document or charge-release follow-up.

If the matter does not proceed, the personal data will be retained for 90 days and then erased. If the matter proceeds, the record will be retained for the matter plus 12 months, except where a statutory or regulatory record-retention period requires a longer named period.

A person named in this document may request correction or erasure where the purpose has ended, withdraw consent for future consent-based processing, or raise a grievance by writing to privacy@example.com. The record-holder should acknowledge and reply within 30 days.
