section 106 of the Transfer of Property Act, 1882

WITHOUT PREJUDICE TO ALL RIGHTS

TAKE NOTICE as follows.

  1. 1. THE LANDLORD, AND THE CAPACITY IN WHICH THIS NOTICE IS GIVEN.

The Landlord is __________, and is accordingly the person
competent to demand and receive the rent of the premises and to give
this notice.

  1. 11. THIS INDULGENCE IS AVAILABLE TO THE TENANT ONCE ONLY.

The benefit of the two-month period given by this notice is available
to a tenant only once in respect of the same premises. If the Tenant
pays within the two months and thereafter again falls into arrears of
three or more consecutive months, the Landlord will be entitled to
apply for eviction without extending that indulgence a second time.

  1. 12. NO WAIVER, AND NOTHING GIVEN UP.

Nothing in this notice, and no acceptance by the Landlord of any sum
paid or tendered by the Tenant, shall operate as a waiver of any
breach of the tenancy by the Tenant, as the creation of a new
tenancy, as an admission of any fact asserted by the Tenant, or as an
abandonment of any other ground of eviction available to the Landlord
under section 20 of the Punjab Rent Act, 1995 or of any right or
remedy the Landlord may have in law or in equity. All such rights and
remedies are expressly reserved.

the sum of the arrears of rent, the other charges payable and the
interest, and nothing else; if the Tenant makes it a different figure,

accepts is due, because the two months run whether or not the figures
are in dispute.
