ਹੇਠਾਂ ਜੋ ਲਿਖਿਆ ਹੈ ਉਹ ਪੰਜਾਬ ਅਤੇ ਚੰਡੀਗੜ੍ਹ ਲਈ ਹੈ। ਇਸ ਵਿੱਚ ਉੱਥੋਂ ਦੀ ਹੀ ਸਥਿਤੀ ਦਿੱਤੀ ਗਈ ਹੈ, ਇਹ ਨਹੀਂ ਕਿ ਇਹ ਕਿੱਥੇ-ਕਿੱਥੇ ਕਿਵੇਂ ਬਦਲਦੀ ਹੈ — ਭਾਵ ਹੇਠਲੀਆਂ ਰਕਮਾਂ ਉਹੀ ਹਨ ਜੋ ਲਾਗੂ ਹੁੰਦੀਆਂ ਹਨ। ਦਰਾਂ ਬਦਲਦੀਆਂ ਰਹਿੰਦੀਆਂ ਹਨ, ਇਸ ਲਈ ਸਬ-ਰਜਿਸਟਰਾਰ ਦਫ਼ਤਰ ਤੋਂ ਪੱਕਾ ਕਰ ਲੈਣਾ ਠੀਕ ਰਹਿੰਦਾ ਹੈ। ਜੇ ਪ੍ਰਾਪਰਟੀ ਭਾਰਤ ਵਿੱਚ ਕਿਤੇ ਹੋਰ ਹੈ, ਤਾਂ ਇਸ ਵਿੱਚੋਂ ਕੁਝ ਵੀ ਤੁਹਾਡੇ ਲਈ ਨਹੀਂ ਹੈ।

ਸਟਾਂਪ ਡਿਊਟੀ

ਇੱਕ ਸ਼ੁੱਧ ਰੱਦੀਕਰਨ, ਜੋ ਕੁਝ ਵੀ ਵਾਪਸ ਤਬਦੀਲ ਨਹੀਂ ਕਰਦਾ, ਆਰਟੀਕਲ 17 ਹੇਠ ਪ੍ਰਭਾਰਯੋਗ ਹੈ — ਇੱਕ ਛੋਟੀ ਨਿਸ਼ਚਿਤ ਰਕਮ, ਜਿਸਨੂੰ ਦੋ ਗਵਾਹਾਂ ਦੇ ਤਸਦੀਕ ਦੀ ਲੋੜ ਹੈ। ਪੰਜਾਬ ਕੇਵਲ ਮੁਖ਼ਤਿਆਰਨਾਮੇ ਦੇ ਰੱਦੀਕਰਨ ਦੀ ਕੀਮਤ ਤੈਅ ਕਰਦਾ ਹੈ; ਚੰਡੀਗੜ੍ਹ ਵਿੱਚ ਕੋਈ ਰੱਦੀਕਰਨ ਕਤਾਰ ਨਹੀਂ ਹੈ — ਸਬ-ਰਜਿਸਟਰਾਰ ਤੋਂ ਪੁੱਛੋ। ਕੋਈ ਵੱਖਰਾ ਦਾਅਵਾ/ਹਿੱਸਾ ਛੱਡਣਾ ਇਸਦੀ ਬਜਾਏ ਆਰਟੀਕਲ 55 ਹੇਠ ਰਿਹਾਈ ਹੈ। ਜਿੱਥੇ ਰੱਦ ਕੀਤਾ ਲਿਖਤ ਇੱਕ ਪੂਰੀ ਹੋ ਚੁੱਕੀ ਵਿਕਰੀ/ਤਬਾਦਲਾ ਸੀ, ਉੱਥੇ ਸਬ-ਰਜਿਸਟਰਾਰ ਪੂਰੀ ਮੁੜ-ਤਬਾਦਲਾ ਦਰ ਲੈ ਸਕਦਾ ਹੈ — ਪੰਜਾਬ ਵਿੱਚ 7.25%, ਚੰਡੀਗੜ੍ਹ ਵਿੱਚ 5% (3% ਪੱਟਾ-ਅਧਿਕਾਰ), ਇਵਜ਼ਾਨੇ/ਕਲੈਕਟਰ ਦਰ ਵਿੱਚੋਂ ਜੋ ਵੱਧ ਹੋਵੇ ਉਸ ਉੱਤੇ। ਦਸਤਖ਼ਤ ਤੋਂ ਪਹਿਲਾਂ ਸਟੈਂਪ ਕਰੋ; ਬਿਨਾਂ ਸਟੈਂਪ ਡਿਊਟੀ ਅਤੇ ਜੁਰਮਾਨਾ ਅਦਾ ਹੋਣ ਤੱਕ ਅਪ੍ਰਵਾਨਯੋਗ ਹੈ (ਧਾਰਾ 35, ਧਾਰਾ 17)।

ਰਜਿਸਟਰੀ

ਇਸਨੂੰ ਵੀ ਰਜਿਸਟਰ ਕਰਵਾਓ, ਰਿਕਾਰਡ ਨੂੰ ਮੂਲ ਨਾਲ ਮਿਲਾਉਂਦੇ ਹੋਏ; ਝਗੜਿਆਂ ਲਈ ਇਸਦੀ ਬਜਾਏ ਅਦਾਲਤੀ ਰਾਹਤ ਲੋੜੀਂਦੀ ਹੋ ਸਕਦੀ ਹੈ।

ਨੋਟਰੀਕਰਨ ਰਜਿਸਟ੍ਰੇਸ਼ਨ ਦੀ ਥਾਂ ਨਹੀਂ ਲੈਂਦਾ।

ਕਿਸੇ ਸਾਰਥਕ ਰਜਿਸਟਰਡ ਰੱਦੀਕਰਨ ਦਸਤਾਵੇਜ਼ ਲਈ ਦੋ ਗਵਾਹ ਸਮਝਦਾਰੀ ਵਾਲੇ ਹਨ।

By this deed the First Party and the Second Party cancel the registered instrument identified in clause 1, with effect from the date of this deed and to the extent clause 4 states.

Performance status: No material performance beyond refundable payments.

Refund amount: ₹10,00,000 (Rupees Ten Lakh only). Refund status: Refund paid simultaneously with cancellation.

Release scope: Parties mutually release rights arising only under the identified instrument.

Registration instruction: Register this cancellation against the identified instrument.

The parties intend this deed to affect only the identified registered instrument and only to the extent the selected cancellation route is legally effective.
