When you need it

For telling the seller about a lender sanction without overstating it — still subject to valuation, title approval and disbursement formalities. Records the amount, reference, validity, and cooperation needed; sanction isn't disbursement, and doesn't silently change the price or date.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No conveyance duty here — a preliminary record of negotiations/terms, not an ownership transfer. Wording that makes it a binding sale/transfer instrument changes that.

Registration

Not compulsory — a preliminary instrument transfers no ownership (s.54, TPA). The eventual agreement/conveyance is assessed on its own terms.

Notarisation

Not required; doesn't replace stamping or registration where needed.

Witnesses

Not required for a preliminary letter. For a binding term sheet or exclusivity/cost-sharing deal, two witnesses help.

INTIMATION OF LOAN SANCTION TO THE SELLER
1. SANCTION

On 1 April 2026, Aarav Sharma informs Harpreet Singh that HDFC Bank has issued sanction reference HL/CHD/2026/99881 dated 2 April 2026 for ₹1,50,00,000 (Rupees One Crore Fifty Lakh only) in connection with the proposed purchase of Plot 218, Eco City 1, New Chandigarh, Punjab (Apartment): Residential plot measuring approximately 300 sq yd in Eco City 1..

Status: Formal sanction received subject to lender conditions. Stated sanction validity: 3 April 2026. Buyer own contribution presently planned: ₹75,00,000 (Rupees Seventy Five Lakh only).

2. CONDITIONS AND SELLER COOPERATION

Material lender conditions: Satisfactory title search, valuation and original-document verification before disbursement.. Seller action: Seller to provide lender-requested title documents through buyer/advocate.

3. DISBURSEMENT

Sanction is not confirmation that disbursement has occurred. Completion coordination: Seller and buyer to coordinate lender documentation and registration date.

This intimation does not amend the sale price, completion date or financing condition unless the parties put that change into their definitive transaction document.

PERSONAL DATA NOTICE

This notice is given under the Digital Personal Data Protection Act, 2023. Personal data in this document is collected only to communicate the buyer’s loan-sanction status and coordinate transaction documents needed for lender disbursement, communicate about that purpose, verify information expressly supplied, and retain an evidentiary record.

The record will be held by Sachdeva Estates and may be shown only to the buyer, seller, authorised broker/agent, advocate, lender, valuer, project promoter, escrow/payment provider or statutory authority directly involved in the stated property transaction or verification.

If the proposed transaction does not proceed, or this document is withdrawn before it takes effect, the personal data will be retained for 90 days from that decision and then erased. If the transaction proceeds, the record will be retained for the term of the transaction plus 12 months and then erased, except for a record that a statute requires to be kept for a longer named period.

A person named in this document may withdraw consent for future consent-based processing, request correction or erasure when the stated purpose has ended, or raise a grievance by writing to support@kagaznama.com. The record-holder should acknowledge and respond within 30 days.

Data minimisation: this document deliberately does not require a full Aadhaar number, Aadhaar-card copy, passwords or unrelated identity material. PAN, banking and financing information is included only in a document whose transaction purpose genuinely requires it.
