When you need it

Use this one for a short, general-purpose request for the lender's exact payoff figure, whatever the reason for closing the loan; use the Request for a Foreclosure and Balance Transfer Quote instead if you are specifically switching to a new lender and need the fuller document-list and escalation-route version. Get the lender's exact payoff figure before transferring money, a balance transfer or a sale — interest keeps accruing and a payoff may include reversals or charges an app won't show.

State the payoff date, closure route and detail wanted, and ask what follows payment: closure, return of originals, charge satisfaction. RBI's 13 September 2023 direction requires both within 30 days. Punjab and Chandigarh property records stay separate local systems after closure.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

FORECLOSURE STATEMENT REQUEST

Request date: 1 April 2026

To ABC Bank Ltd, Sector 17, Chandigarh.

Borrower: Aarav Sharma, Sector 21, Panchkula. Loan: Home loan ending 1188.

Property: Apartment 804, ABC Heights, SAS Nagar, Punjab; Apartment 804, Tower B; deed no. 2345.. Regime: Punjab freehold/revenue-record property.

Payoff date requested: 2 April 2026. Approximate balance: ₹25,000 (Rupees Twenty Five Thousand only). Closure route: Borrower-funded foreclosure. Requested detail: Principal, accrued interest, daily interest and payment instructions..

LEGAL BASIS

Punjab: RBI's 13 September 2023 responsible-lending direction was issued under sections 21, 35A and 56 of the Banking Regulation Act, 1949, sections 45JA and 45L of the Reserve Bank of India Act, 1934 and section 30A of the National Housing Bank Act, 1987. The lender receives this request; after full repayment or settlement, the direction gives 30 days for return of originals and removal of registered charges. If the lender does not reply within 30 days, or its reply does not resolve the complaint, a complaint against a bank or a non-banking finance company covered by the Reserve Bank – Integrated Ombudsman Scheme, 2026 can be taken to the RBI Ombudsman within 90 days of that deadline or of the lender's last reply, whichever is later. Housing finance companies are outside that scheme: a complaint against one goes, after the company's own grievance redressal officer, to the National Housing Bank.

Chandigarh: The same RBI lender rules apply. For a Chandigarh sector or estate property, later property-file action belongs to the Estate Office under the Capital of Punjab (Development and Regulation) Act, 1952 and Chandigarh Estate Rules, 2007; this payoff request does not amend that file. The Estate Office fee for a later charge-removal step was not confirmed in the sources used.
