When you need it

A mutation request needs a clean fee/challan receipt: request, jurisdiction, government fee, gateway/service charge, payment mode, transaction reference. Punjab's portal shows ₹600 per mutation (deed and inheritance routes) — don't copy that to Chandigarh, where the fee differs.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

LEGAL BASIS

In Punjab the mutation fee is Rs 600 "where ever required", from the Punjab Revenue Department's published table of stamp duty, registration fee and facilitation charges (retrieved 6 September 2026). Section 38(2) of the Punjab Land Revenue Act, 1887 has the Revenue Officer recover it from the person in whose favour the entry is made, and section 39 lets the Collector fine a person who neglects to report an acquisition within three months up to five times the fee. Paying the fee does not sanction the mutation; only the Circle Revenue Officer's attestation order does. In Chandigarh a sector property held from the Estate Office is not mutated under the Act; the Estate Office transfers it on the Administration's own transfer charges, not on this fee.

PERSONAL DATA NOTICE

This notice is given under the Digital Personal Data Protection Act, 2023.

Personal data in this document is collected only to record and evidence payment of the mutation application fee, communicate about that purpose, verify expressly supplied land-record information and retain an evidentiary filing record.
