What is particular to Chandigarh
A planned-sector site and a property in a revenue village such as Manimajra are on different tracks. For a sector site the Estate Office file is the record and mutation follows automatically from registration; a revenue village has a jamabandi and the revenue office does the mutation. Settle which track yours is on before you assemble the file.
Carry PAN or Form 60, Aadhaar and passport photographs. For a sector site add the Estate Office No Dues Certificate and the buyer's affidavit-cum-indemnity bond, and file them with the deed: mutation is automatic and leaves no later window.
