When you need it

A manager's PB/CH appointment ended and everything held must come back — documents, tenancy files, deposits, rent, utility accounts. This lists every item, transfers deposits/balance with an account statement, records tenants told where to pay, and lets the owner acknowledge receipt without accepting figures.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

The Owner has asked the Manager to hand over to the new manager, Navjot Kaur Grewal, who receives on the Owner's behalf.

1.3 The property: House No. 88, Sector 33-A, Chandigarh 160020, in Punjab ("the Property"), managed under an agreement dated 1 April 2026, which has ended.

2. Keys and documents handed over

2.1 Keys and access devices:

Main gate: 2; front door: 2; ground-floor flat: 2; first-floor flat: 2; gate remote: 1

2.2 Documents:

Original sale deed dated 12 March 2015; property tax receipts for 2024-25 and 2025-26

2.3 Tenancy files, one for each tenancy, each with the tenancy agreement, the police verification record, the rent receipts and the correspondence:

Ground floor, Harpreet Kaur Gill: agreement, police verification, receipts; first floor, vacant since 1 September 2026

3. Money handed over

3.1 Tenants' security deposits held by the Manager: ₹1,28,000 (Rupees One Lakh Twenty Eight Thousand only), transferred by bank transfer on 15 October 2026 to the Owner's account ending 4521. These remain repayable to the tenants under their tenancy agreements, and from the handover the Owner, not the Manager, holds them for that purpose.

3.2 Closing balance of rent and other money held for the Owner: ₹31,680 (Rupees Thirty One Thousand Six Hundred and Eighty only), paid by bank transfer on 15 October 2026 to the Owner's account ending 4521, with a closing statement of account.

4. Matters still open

4.1 The Manager has told the Owner of every matter still open:

First-floor tenant's July rent of 32,000 rupees unpaid, reminder sent; roof waterproofing quotation obtained, not yet approved

5. Tenants and suppliers

5.1 On 2 April 2026 the Manager told each tenant in writing that it no longer manages the Property, and where rent is to be paid from then on.

5.2 These accounts and connections stand in the Manager's name and will be transferred to the Owner within 15 days, the Manager signing whatever is needed: Society maintenance account number SO-88-A

6. What the signatures mean

6.1 By signing, the Owner acknowledges receiving the items and money listed in clauses 2 and 3. The Owner does not thereby accept the Manager's accounts as correct, and may still question them within 90 days of the handover.
