When you need it

An agent's exclusive rights ran out and you won't renew? An agent hearing nothing often keeps marketing and argues it was extended. This confirms the right ended, ends marketing authority, asks for the introduced-buyer list, states protection's expiry, and requires boards/keys down or back.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty — a notice creates or ends no right, so it's not chargeable.

Registration

Not registrable — a notice creates no property interest; outside section 17, Registration Act, 1908.

Notarisation

Not required — what matters is proof of delivery: send by email and registered post, and keep the acknowledgment.

Witnesses

None — the notice is signed by the person giving it; proof of delivery is what counts.

1. The exclusive right has ended

1.1 Under our agreement dated 2 April 2026, you had the exclusive right to sell my property at House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071, in Punjab ("the Property"), until 3 April 2026.

1.2 That exclusive right ended on 3 April 2026, and I am not renewing it. I am now free to sell the Property myself or through any agent, and you have no authority to market it or to act for me.

2. The buyers you introduced

2.1 Please send me, within 7 days of this notice, a written list of every prospective buyer you introduced during the exclusive period, with the date each one viewed the Property.

2.2 Under our agreement, a sale to a person on that list agreed on or before 3 April 2026 still earns your commission. A sale to a person who is not on that list does not.

2.3 No person you introduce from the date of this notice is your introduction for the purposes of our agreement.

3. Boards, advertisements and keys

3.1 Within 7 days of this notice, please remove every signboard at the Property, withdraw every advertisement of it, return any keys or documents of mine you hold, and confirm to me in writing that you have done so.

4. What this notice does

4.1 This notice records the end of the exclusive period. It does not change any right either of us already has under our agreement.
