When you need it

Appointed a PB/CH agent and agreed to end it? The agent wants commission on introductions made; you want marketing stopped, keys back, boards down. Authority ends for a third party only once known.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Registration

Not registrable: s.17, Registration Act, 1908 needs a Rs 100+ property interest created; this creates none. Optional under s.18, pointless.

Notarisation

Not required — the two witnesses already prove who signed.

Witnesses

Not required by law. Two independent witnesses are recommended — the end date and protected introductions are what commission claims turn on.
