ਕਦੋਂ ਲੋੜ ਪੈਂਦੀ ਹੈ

A prospective corporate tenant has found premises it is seriously interested in — an office floor, a coworking suite, a corporate address in a business park — and wants to put that interest in writing before any term sheet or lease is negotiated: who is asking, the premises, the approximate area and use, an indicative budget and timeline, and a request for floor plans, pricing and current availability. It is deliberately light — no rent, deposit or lock-in is agreed here, and it creates no obligation on the tenant to lease or on the recipient to let.

Send it to whoever controls the premises — the owner, the developer marketing the project, or a broker acting for either — as the first written step, well before the lease itself. The lease that eventually follows is a separate instrument: one for more than a year needs registration under s.107 of the Transfer of Property Act, 1882 and s.17(1)(d) of the Registration Act, 1908, and this letter neither creates that lease nor is a step that can be skipped by relying on it. Not for a residential letting, and not once the parties have actually agreed commercial terms — at that point a term sheet or letter of intent recording the agreed figures is the more honest document, because this one is written to record interest, not agreement.

ਸਟਾਂਪ ਡਿਊਟੀ

ਰਜਿਸਟਰੀ

Dear Sir/Madam,

Re: Expression of interest in Floors 4 and 5, Tower B, Bestech Business Towers, Plot No. C-2, Sector 66, S.A.S. Nagar (Mohali) (the "Premises")

  1. 1. WHY THE TENANT IS WRITING

1.1 The Tenant is considering taking the Premises on lease, and writes to record its serious interest in doing so, before any term sheet, letter of intent or lease is negotiated between the Tenant and the Recipient.

  1. 2. WHAT THE TENANT IS LOOKING FOR

2.1 The Tenant is presently looking for approximately 15,000 square feet of carpet area, for use as office and administrative use.

2.2 The Tenant's indicative budget for rent is in the range of ₹9,00,000 (Rupees Nine Lakh only) to ₹11,00,000 (Rupees Eleven Lakh only) per month. This range is indicative only: it depends on the final area, condition and terms of the Premises, and it is not an offer capable of acceptance.

2.3 The Tenant is hoping to take occupancy on or around 1 April 2026. Flexible by up to two months either side, subject to fit-out lead time.

  1. 3. WHAT THE TENANT WOULD LIKE FROM THE RECIPIENT

3.1 To help the Tenant take this further, the Tenant would be grateful if the Recipient could send, at the earliest convenience: floor plans and the layout of the Premises and of the area available; the pricing or rent presently being quoted for the Premises, including maintenance, taxes and any other charges that would be payable in addition to rent; and the current availability of the Premises, and of any comparable space in the same project.

3.2 The Tenant would also be grateful for: Parking ratio, power backup capacity, and other current occupants in the building.

  1. 4. THIS LETTER DOES NOT BIND EITHER PARTY

4.1 This letter is an expression of interest only. It records the Tenant's present intention, to help the Tenant and the Recipient decide whether to take this further. It does not commit the Tenant to lease the Premises, and it does not commit the Recipient to let the Premises to the Tenant.

4.2 Neither party has any claim against the other arising out of this letter. No term sheet, letter of intent, agreement to lease or lease deed comes into existence unless and until a separate document recording agreed terms is signed by both the Tenant and the Recipient, and this letter does not create, and is not intended to create, any interest in or right over the Premises.
