When you need it

To tell members a maintenance-contribution change: old/new charge, approved basis, cost breakup, billing cycle, first due date, and a route to challenge a ledger error. The power to fix maintenance sits in the bye-laws and the resolution/budget adopted under them — no universal formula is assumed.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

MAINTENANCE CHARGE REVISION NOTICE

Notice date: 1 April 2026

Society: ABC Cooperative House Building Society Ltd, registration CHD/COOP/118, Sector 48, Chandigarh. Jurisdiction: Punjab.

Member: Aarav Sharma, member no. M-118, Flat 804, Sector 48, Chandigarh. Unit Flat 804; Share Certificate SC-118. Resolution: Resolution 14 dated 01 September 2026.

REVISED CHARGE

Existing charge: ₹25,000 (Rupees Twenty Five Thousand only). Revised charge: ₹25,000 (Rupees Twenty Five Thousand only). Effective from 2 April 2026. Billing: Monthly in advance. First due: 2 April 2026.

Basis: Annual budget adopted by general body. Cost breakup: X. Payment method: X. Clarification/objection route: X.

BUDGET TRACE

The revision should reconcile the approved annual budget to the member billing base: common-service contracts, utilities, staffing, insurance, audit, repairs and any reserve contribution should be distinguishable. A future recovery claim should be able to reproduce the revised charge from those approved heads rather than rely on a rounded figure.

NO RETROSPECTIVE SURPRISE

A revision should operate from the stated effective date and should not silently recalculate earlier billed months unless a separate lawful correction or resolution supports that result. Credits already posted to the member ledger remain credits and should not be displaced merely because the rate changes.

LEGAL BASIS

Punjab: The Punjab Co-operative Societies Act, 1961 governs this maintenance charge revision notice. Section 55 provides the Registrar reference route for qualifying disputes touching the constitution, management or business of the society. The first society action is taken by the managing committee or general body under the registered bye-laws; the Registrar of Cooperative Societies, Punjab receives a statutory reference when section 55 applies. This notice is not itself an appealable order; a qualifying challenge proceeds through the section 55 Registrar dispute route.

Chandigarh: The Punjab Co-operative Societies Act, 1961 and Punjab Co-operative Societies Rules, 1963 apply to cooperative societies in UT Chandigarh. Section 55 provides the equivalent Registrar dispute route, administered locally by the Registrar of Cooperative Societies, UT Chandigarh. The current filing fee and period for the precise section 55 filing in this document were not confirmed from the sources used. This notice is not itself an appealable order; a qualifying challenge proceeds through the section 55 Registrar dispute route.
