Stamp duty in Chandigarh, 2026
Chandigarh’s own published schedule and its online calculator both put stamp duty on a freehold sale at 5%, not the 6% repeated on property websites, but we have not traced the notification that fixed it, so confirm the figure at the Sub-Registrar before you buy stamp.
There is no concession for a woman buyer and none of Punjab’s add-on levies, and the registration fee is 1% capped at Rs 10,000.
A rent agreement costs 2% of the annual average rent plus 3% of the refundable security deposit.
Checked on against the Chandigarh Administration’s published stamp duty and registration fee schedules (revenue.chd.gov.in and chandigarh.gov.in) and its online stamp duty calculator. Neither schedule carries a notification number or a date on its face, so confirm each figure at the Sub-Registrar, UT Chandigarh before you buy stamp. Guide updated .
What is the stamp duty on a sale deed in Chandigarh?
Two things are clear either way. There is no concession for a woman buyer: the Administration’s calculator has no buyer-gender field. And none of Punjab’s add-ons apply here: no Social Infrastructure Cess, no Infrastructure Development Board fee and no Special Infrastructure Development Fee.
Check the tenure first. Our sale deed is for freehold property. The same published schedule charges a transfer of lease rights by way of sale at 3%, so a buyer who signs a freehold deed on a leasehold site pays more than was chargeable and recites a tenure the site does not have. Establish the tenure from the Estate Office file before you buy any stamp.
What are the stamp duty rates in Chandigarh in 2026?
| Document | Stamp duty | If registered |
|---|---|---|
| Sale deed, freehold | Ask us. The published schedule and the calculator say 5%; the notification is not traced. | Compulsory. Fee 1%, maximum Rs 10,000, plus Rs 20 pasting |
| Transfer of lease rights by way of sale | Ask us. The same schedule says 3%. | Ask us |
| Rent agreement or lease up to five years (including 11 months) | 2% of the annual average rent plus 3% of the refundable security deposit, never advance rent: about Rs 6,600 on Rs 20,000 a month with a Rs 60,000 deposit | Optional for 11 months. Fee 1% of the annual average rent, maximum Rs 10,000, plus Rs 20 pasting |
| General power of attorney, no power to sell | Ask us. The published table says Rs 75 (Rs 150 for more than five attorneys). | Optional. The same table says Rs 50, plus Rs 20 pasting |
| Power of attorney with power to sell | Ask us. The published table says 3% of the value or the consideration, whichever is higher. | Ask us |
| Agreement to sell | Ask us. The published rate is 5% of the token or earnest money, not the sale price; portals quote 6%, so budget for 6% until the Sub-Registrar confirms. | Needed once the buyer is given possession under it |
| Receipt for money over Rs 5,000, such as a token receipt | One rupee, by a revenue stamp signed across | Not registrable |
How is the value worked out in Chandigarh?
Duty is charged on the higher of the price and the Collector rate. Chandigarh’s floor is the District Collector’s Schedule of Collector Rates effective 1 April 2026, published on 25 March 2026. Our sale deed page quotes these rates from it:
| Property | Collector rate |
|---|---|
| Residential, Sectors 1 to 12 | Rs 2,37,900 per square yard |
| Residential, Sectors 14 to 37 | Rs 1,81,300 per square yard |
| Residential, Sector 38 onwards | Rs 1,33,200 per square yard |
| Housing Board flats, per square foot, construction included | Rs 11,000 ground floor, Rs 9,000 first, Rs 8,000 second, Rs 7,200 third and above |
| Commercial SCO/SCF, Sector 17 | Rs 5,92,200 per square yard |
Add 5% for a corner plot. Take the value from the schedule, not the online calculator: on 6 September 2026 the calculator was still valuing Sectors 1 to 12 at Rs 78,250 per square yard, more than a full revision cycle behind. For a built property outside the Housing Board scale the value is normally the land rate plus a construction rate adjusted for the building’s age; using the land rate alone is the commonest reason a deed comes back short-stamped years later.
What are the registration fee and other charges in Chandigarh?
- Registration fee: 1% of the value or the consideration, whichever is higher, capped at Rs 10,000. That cap appears in an undated departmental table read on 6 September 2026 and may have been revised; confirm it when you take your appointment.
- Pasting fee: Rs 20 on every document.
- On a freehold sale, nothing else: no cess and no infrastructure fees.
The Sub-Registrar’s office at the 30 Bays Building is entirely cashless, and Chandigarh is one of the places where the registration fee itself can be paid online, as an e-Registration Fee.
How do you buy e-stamp paper in Chandigarh?
Stock Holding Corporation of India Ltd (SHCIL) is the Central Record Keeping Agency here too, and a citizen can pay online and print the e-stamp certificate from shcilestamp.com, using the Chandigarh application form for stamp duty of Rs 201 and above, or the lower-denomination form for amounts up to Rs 200. SHCIL’s counter for both Punjab and Chandigarh is at SCO 154-155, 2nd Floor, Deepak Tower, Sector 17-C.
Stamp the document before or at the time of signing, never after: that is section 17 of the Indian Stamp Act, 1899, and a late stamp is a defect, not a formality.
Where do you register a deed in Chandigarh?
At the Sub-Registrar, UT Chandigarh, 30 Bays Building, Ground Floor, Rooms 1 and 2, Sector 17. Documents are presented between 12.00 noon and 1.00 pm and registered between 3.00 pm and 5.00 pm. Appointments and the e-registration payment are on revenue.chd.gov.in.
- A sale, transfer, gift or exchange deed of freehold urban property goes in triplicate; other deeds go in duplicate.
- Two witnesses attend, and the first must be of a specified class: a Lambardar, Sarpanch or Member Panchayat for a rural property, or a councillor, a gazetted officer or an advocate.
- For a sector site the Estate Office now mutates automatically from the registered deed, so the buyer’s affidavit-cum-indemnity bond is filed at the Sub-Registrar’s office with the deed. There is no later window to put it right.
How do you confirm the current figure?
Ask us, or ask at the counter of the Sub-Registrar, UT Chandigarh, before you buy the stamp. If you are unsure what duty a document needs, ask the Collector to decide it with an application for adjudication of stamp duty. For the Punjab side of the same question, see our Punjab stamp duty guide, and for the tables and calculators in one place, our stamp duty page.
Questions people ask
Is stamp duty in Chandigarh 5% or 6%?
The 6% figure repeated on many property portals is not supported by the Chandigarh Administration’s own published schedule or its online calculator, which both say 5%. We have not been able to trace the notification that fixed the rate, so we do not state it as settled. Ask us, or confirm the current figure at the Sub-Registrar before you buy the stamp.
Do women pay less stamp duty in Chandigarh?
No. Unlike Punjab, Chandigarh has no concession for a woman buyer: the Administration’s own stamp duty calculator has no buyer-gender field.
Is stamp duty charged on the security deposit in a Chandigarh rent agreement?
Yes, separately. Chandigarh charges 2% on the annual average rent and a further 3% on the refundable security deposit, never on advance rent. On Rs 20,000 a month with a Rs 60,000 deposit that comes to about Rs 6,600 in all.
What is the registration fee in Chandigarh?
1% of the value or the consideration, whichever is higher, capped at Rs 10,000, plus a Rs 20 pasting fee. The cap comes from an undated departmental table read on 6 September 2026, so confirm it when you book your appointment.
Which Collector rates apply in Chandigarh in 2026?
The District Collector’s Schedule of Collector Rates effective 1 April 2026, published on 25 March 2026: for example Rs 2,37,900 per square yard for residential Sectors 1 to 12. Use the schedule, not the online calculator, which on 6 September 2026 was still more than a full revision cycle behind.
