Use this one for the fuller version — itemised by document, with the RBI delay-compensation claim, CERSAI satisfaction and No Dues Certificate follow-up built in; use Acknowledgement of Original Documents Received instead for a short, generic inventory receipt. For the day you collect original property papers from the bank/HFC after loan closure — sign this instead of the bank's own one-line printed slip.

Why it matters: the slip usually just says 'received all documents in original and good condition'; signing it says the bundle was complete, and going behind your own clean signature later is slow and expensive. This instead lists every document, page counts and original/copy status, and reserves your rights on anything not in the bundle. Before signing, get the List of Documents or Memorandum of Deposit from sanction and tick the bundle against it; if refused, say so in the letter and sign only against your own records. Also claims RBI delay compensation if papers came late, asks for CERSAI satisfaction, the No Dues Certificate and a credit-bureau update, and sets an escalation ladder — banks/NBFCs to the RBI Ombudsman, HFCs to the National Housing Bank. Don't use this if: collecting as a legal heir or under a power of attorney; the borrower is a company/LLP/partnership; the loan is still running; or you want to discharge a registered mortgage. Not a substitute for a No Dues Certificate.

नीचे इस तरह के दस्तावेज़ की सामान्य स्थिति दी गई है। रकम उस राज्य के हिसाब से तय होती है जहाँ प्रॉपर्टी है, और वह बदलती रहती है — इसलिए कुछ भी भरने से पहले अपने राज्य का आँकड़ा सब-रजिस्ट्रार दफ़्तर से पक्का कर लेना ठीक रहता है।

स्टाम्प ड्यूटी

कोई नहीं — कोई स्टाम्प पेपर, ई-स्टाम्प अथवा फ्रैंकिंग नहीं; सादा कागज़। यह एक सुपुर्दगी दर्ज करता है, कोई हस्तांतरण अथवा धन-रसीद नहीं। काउंटर ₹1 का रेवेन्यू स्टाम्प (अनुच्छेद 53) माँग सकता है, पर संभवतः लागू नहीं होता — धारा 2(23)(b) की 'रसीद' का अर्थ है ऋण के निपटान में प्राप्त संपत्ति, और लौटाए गए विलेख इसके विपरीत हैं। यदि लागू भी हो, तो ₹1 हर जगह की संपूर्ण देयता है (प्रविष्टि 91, सूची I)। यदि इससे मदद मिलती हो तो एक लगा दें; इससे अधिक कुछ नहीं माँगा जा सकता।

रजिस्ट्री

पंजीकरण-योग्य नहीं — धारा 17(1) ऐसी लिखतों को पकड़ती है जो ₹100 से अधिक का अधिकार सृजित/समाप्त करती हैं; एक रसीद न तो सृजित करती है न समाप्त। अलग से, यदि किसी पंजीकृत विलेख द्वारा सुरक्षित है, तो धारा 60, संपत्ति अंतरण अधिनियम 1882 आपको एक पंजीकृत समापन-पावती की मांग करने देती है। CERSAI संतुष्टि ऋणदाता की अपनी फाइलिंग है; पैराग्राफ 9 इसका प्रमाण माँगता है।

नोटरी

आवश्यक नहीं — बैंक का अपना हस्तलेख (अधिकारी के हस्ताक्षर, नाम, कोड, तारीख़, शाखा मुहर) सबसे मज़बूत प्रमाण है। यदि इनकार किया जाए, तो शाखा को ईमेल करें तथा पावती-सहित पंजीकृत डाक भेजें।

गवाह

कोई आवश्यक नहीं। यदि कुछ गुम है अथवा फोटोकॉपी है, तो किसी से वैकल्पिक 'सुपुर्दगी के समय उपस्थित' पंक्ति पर हस्ताक्षर करवाएँ, और निकलने से पहले हर दस्तावेज़ की तस्वीर लें।
