When you need it

The municipal tax record has a wrong owner name, identifier, area, use or payment entry — the authority must correct it. This is separate from title/Jamabandi correction; it doesn't transfer ownership. State the account, wrong/correct entries and proof.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty in Punjab or Chandigarh; no court-fee stamp. An affidavit/indemnity filed alongside carries nominal fixed duty (Art.4/34, Sch.I-A).

Registration

Not registrable (section 17, Registration Act, 1908).

Notarisation

Not required unless an affidavit is needed.

Witnesses

Not required; documents matter more.

LEGAL BASIS

The Punjab Municipal Corporation Act, 1976 governs every Punjab Municipal Corporation and, through section 7A of the Capital of Punjab (Development and Regulation) Act, 1952, the Municipal Corporation of Chandigarh; a Municipal Council or Nagar Panchayat runs under the Punjab Municipal Act, 1911. A change of owner is notified under section 105(1) of the 1976 Act, or section 74 of the 1911 Act, within three months of the transfer. Correcting the tax record does not change title: the record of rights for land is the jamabandi, and for an authority or Estate Office site it is that authority's file.
