- 1. Purpose and hierarchy
These rules regulate day-to-day residential use. They do not reduce a statutory tenant right, create a new ground of eviction beyond the governing Punjab or Chandigarh law, or authorise self-help enforcement. If a rule conflicts with the principal tenancy, the principal tenancy controls unless the later rule is a valid written amendment.
- 2. Noise and quiet enjoyment
Quiet hours begin at 10:00 PM and end at 7:00 AM. The Tenant will avoid persistent noise, vibration, obstruction or conduct that unreasonably interferes with neighbours’ ordinary residential use.
- 3. Guests and gatherings
Guest rule: Ordinary social guests are permitted; no guest may become an unapproved permanent occupant. Gathering rule: Small private gatherings are permitted if they do not create nuisance or breach society rules. A genuine guest does not become an authorised subtenant or permanent occupant merely by visiting.
- 4. Smoking, pets and parking
Smoking rule: No smoking inside the premises. Pet rule: No pet without written consent. Parking: Use only assigned slot B-118; visitor parking subject to society security directions.
- 5. Waste, common areas and security
Waste: Segregate wet and dry waste and use the society collection point/timing. Common areas: Do not store personal items in corridors; follow society booking rules for common facilities. Security/entry: Register domestic staff and regular service providers as required by society security procedures.
- 6. Alterations
Alteration rule: Minor picture hooks only; painting, drilling for fixtures and alterations require written consent. No rule permits structural alteration, interference with common services or activity prohibited by the society or competent authority.
- 7. Complaints and cure
The first contact for a house-rule issue is Sachdeva Estates, +91 XXXXX XXXXX. An ordinary remediable breach should be described in writing and given 3 days to be corrected before contractual escalation, except where immediate action is reasonably necessary for safety, serious property damage or an urgent society requirement.
Repeated or serious breach is handled through the tenancy and lawful Punjab or Chandigarh remedies. It does not authorise lock-changing, seizure of belongings or deliberate disconnection of essential services.
