What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

A receipt under Art.53 Sch.I, Stamp Act 1899: over ₹5,000, the seller affixes a ₹1 revenue stamp and signs across it; s.30 entitles the buyer to demand a stamped receipt. Not a conveyance (the sale deed carries that duty). Pay by bank transfer/DD/cheque: income-tax law bars cash of ₹2 lakh or more per transaction.

Registration

Registration is ordinarily unnecessary for a payment receipt that does not itself create or transfer property rights.

Notarisation

Notarisation is not required.

Witnesses

Witnesses are optional for a payment receipt; banking evidence and seller signature are more important.
