When you need it

For a court/bank/statutory-recovery auction purchase, to get the formal sale certificate — unlike a bilateral sale deed. The authority certifies under the auction's own power/order: notice/lot, bid, payment, interest sold — shouldn't overstate possession beyond the auction's terms.

Registration/stamp treatment depends on the issuing authority, not the private-deed route.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Depends on the certificate's nature, issuing authority and applicable Punjab/Chandigarh law — classify it from the actual auction statute/order before stamping.

Registration

Depends on the governing auction law and the certificate's character — don't treat it as an ordinary private sale deed. Ask the issuing authority, or the local Sub-Registrar, before relying on it as your title.

Notarisation

Notarisation is not ordinarily relevant to a sale certificate issued by a competent authority.

Witnesses

Witnesses are ordinarily unnecessary where the certificate is issued under official authority.
