When you need it

The urban equivalent of a 'property card' — Punjab/Chandigarh authorities may use a different document. States the property, record number, authority, scope and purpose. Asks for the authority's actual equivalent rather than assuming a uniform document; it aids ownership/area verification but doesn't replace the deed chain or an encumbrance search.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty — a copy request isn't chargeable under Schedule I-A (Stamp Act, 1899), Punjab/Chandigarh. Pay only the office's inspection/copying fee.

Registration

Registration is not required.

Notarisation

Not required, unless the authority asks for an affidavit.

Witnesses

Not required; identity and the authority's own verification process matter more.

Applicant: Aarav Sharma, Sector 21, Panchkula. Property: Plot 118, Sector 35-A, Chandigarh (Plot/land), Plot 118, Sector 35-A; prior deed no. 2345..

Known property/record no.: Property Record PR-118.

LEGAL BASIS

In Punjab the record of rights for land in a revenue estate is the jamabandi, whose certified copy is a fard, issued online on jamabandi.punjab.gov.in or at the Fard Kendra of the tehsil or sub-tehsil. A sector property in Chandigarh is recorded in the Estate Officer's allotment file, searched on estateoffice.chd.gov.in through Know Your Property, Know Your Dues and the User Account Statement. Ask the office that keeps the record for its own extract.
