When you need it

You're settling the deposit after move-out and need an itemised account, not one unexplained deduction — rent, utilities, damage, cleaning, missing items, evidence relied on, wear-and-tear treatment, netted to a refund. It preserves disputing one item without losing the rest.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty — a tenancy-fact record, not a leasehold interest. Repurposed into a fresh term or surrender for value, stamp accordingly.

Registration

Not compulsory unless it creates a registrable interest — a lease over a year or yearly rent is, under s.17(1)(d).

Notarisation

Not required; doesn't replace registration — a dated signature matters more.

Witnesses

Not required for a notice. Two witnesses suit agreements/settlements.

DEPOSIT DEDUCTION STATEMENT

Statement date: 3 April 2026

Security deposit held for House 118, Sector 35-A, Chandigarh under Registered Rent Agreement dated 01 April 2026, commencing 1 April 2026, between Harpreet Singh and Aarav Sharma: ₹60,000 (Rupees Sixty Thousand only).

Rent deduction: ₹0 (Rupees Zero only). Utility deduction: ₹1,500 (Rupees One Thousand Five Hundred only). Damage deduction: ₹2,500 (Rupees Two Thousand Five Hundred only). Cleaning deduction: ₹0 (Rupees Zero only). Missing items/access devices: ₹500 (Rupees Five Hundred only). Other deduction: ₹0 (Rupees Zero only). Other-description: None

Total deductions: ₹4,500 (Rupees Four Thousand Five Hundred only). Net refund: ₹55,500 (Rupees Fifty Five Thousand Five Hundred only). Refund due date: 2 April 2026.

Ordinary-wear treatment: No deduction is made for ordinary wear and tear; only tenant-attributable damage beyond ordinary wear is charged. Evidence relied on: Move-out checklist item 12 and plumber invoice dated 29 September 2026. Tenant comments/disputes: Tenant disputes painting charge but accepts missing access-card cost.

This is an itemised accounting statement, not proof that every deduction is admitted. The undisputed refund should not be withheld merely to force acceptance of a disputed item unless the tenancy or lawful process supports that result.
