Intkal इंतकाल ਇੰਤਕਾਲ
Intkal is the Punjab word for mutation: the entry that moves a piece of land from the old owner's name to the new owner's name in the land (revenue) record. It follows the registry of a sale, gift or relinquishment, or the death of the owner.

What it's used for
- After a registered sale, the registry passes the title but does not move the land record. Until the intkal is attested, the record still names the seller, which can cause trouble with a loan, a Kisan Credit Card or a clean fard for resale.
- After a death, the heirs ask for the entry to be moved to them (the virasat or fauti intkal). No sale deed is needed: inheritance passes on death and the intkal only records it. An intkal also follows a gift, a partition or a relinquishment.
- In Punjab the registration generates a Parcha Yadasht that starts the intkal: the Patwari enters it, the Kanungo checks it and the Circle Revenue Officer sanctions it.
- Chandigarh sector property has no jamabandi and no intkal: the Estate Office updates its own record after the registry. Chandigarh's own revenue villages keep a jamabandi and their own mutation.

Questions about Intkal
Does registering the sale deed also change the land record?
Registration passes the title, but the land record is a separate entry. In Punjab the registration should start the intkal by itself. If it has not opened, the buyer can file a mutation application to put their own report on file.
Does an intkal make me the owner?
No. An intkal is a record entry. It does not create, prove or end ownership. Your title is the registered deed; the intkal only makes it visible in the land record.
Is there a deadline for reporting an intkal?
Our guide to the sale intkal says to report within three months of the purchase. Missing the date does not end the matter, but it can bring a fine, so file late rather than not at all.
